Keep the building.Change everything else.
Old spaces opened up, upgraded and brought current. Structure, services and finishes, without tearing out the things that already work.
Renovation is harder than new build and anyone who tells you otherwise has not done many. You are working around walls you did not design, wiring nobody documented and a structure that has been quietly settling for thirty years. Every surprise is behind a surface until you open it.
So we open things carefully, assess what is really there, and tell you what we found before we tell you what it costs. Then we upgrade the bones, modernise the services, and rebuild the spaces around how you actually live or work now.
What the service includes.
Condition survey and structural assessment
What the building can take, what is failing quietly, and what has to be dealt with before anything cosmetic happens.
Layout changes
Walls removed, openings created, rooms reworked, all checked structurally before a hammer touches anything.
Structural repair and strengthening
Cracks, settlement, damp, corroded reinforcement and tired beams handled properly rather than plastered over.
Services upgrade
Old wiring, plumbing and drainage replaced to current standards. The part of a renovation nobody sees and everybody eventually pays for skipping.
Waterproofing
Roofs, bathrooms and external walls sealed. In older buildings this is usually where the real damage started.
Interiors and finishes
New layouts, joinery, lighting and finishes designed to work with what the building already is.
Extensions and additional floors
Where the existing structure allows it, assessed honestly before anything is promised.
How a renovation runs.
Site visit and survey, then assessment of what is actually there, then design and a detailed estimate based on findings rather than guesses, then phased execution with weekly reporting, then handover. If something unexpected turns up behind a wall, you hear about it the same day with options and costs.
Plenty of our renovations happen in occupied homes and running offices. We seal off work zones, control dust, schedule the loud work around your hours and keep access routes clear. It takes a little longer. It costs you nothing in downtime.
What makes a difference here.
Engineers before decorators
We assess the structure first. Everything cosmetic comes after we know the building is sound.
No surprise costs hidden until month three
Unknowns are flagged as unknowns at estimate stage, with a clear process for what happens if we find one.
Honest about what is worth saving
Sometimes replacing is cheaper than repairing. We will say so even when repairing would earn us more.
Questions we get.
Maybe. If it is load bearing it can often still go, with the right beam and support. That is an engineering question and we will answer it properly rather than on a hunch.
A single bathroom or kitchen runs weeks. A full house renovation runs months. We give you a schedule after the survey, once we know what we are dealing with.
Because nobody can. Until we see what is behind the surfaces, any number is fiction. The site visit is free and the estimate afterwards is real.
Yes. Assessment first, then a repair strategy, then the rebuild.
